    Since 2013, which was basically the end of the bottom for the housing crisis, our Median Home Price has increased 112%. Is that alarming to you? Any idea what your market is achieving?

    Yes absolutely that's alarming. When I look at the prices of new houses in my area I can't fathom the people that are able to afford them. As it is, just to get into an apartment at a new complex near my house you have to earn three times the monthly rent just to qualify. That works out to around $70,000 a year. Most of the new houses in my area are ranging from $400-$800,000. It's insane because we're only talking about houses that are 2600 to 3100 ft.².

    Yet at the same time they are saying that inventory is very low. I just think people are getting in over their heads with the size of mortgages they're taking on.

    I honestly have no idea how people in California and places like that can afford to own a home. Or at least own a home and save for anything else. My philosophy is always to live much below my means with my house and put money in the bank.

      I have a house that is over 30 years old, I bet I won't get more than 20% over what I paid for it, no matter I have made some improvements.

      In my part of FL it hasn't hit the late 2016/early 2017 price insanity before the huge correction but they have went up a lot in the last few years.

      Again...because the people who made the decisions before were still allowed to keep their shirt.

        Yeah that's right household income. That works out to about 33 bucks per hour. I just thought that was pretty high for someone just wanting an apartment. Of course these are pretty nice apartments but still.

        What’s the monthly rent? I agree, that’s high.

        As for here, they can’t build apartments fast enough which is Drive the cost so high.

        Range is about 1500 to 2300 per month depending on how many bedrooms. But I will say that the amenities are really nice.

        Yep. They are building “luxury” apartments here starting at 2100 for a 1 bed. The complex has to have a build out of 1000 units. They are renting out before completion. It’s nuts. They have a waiting list that’s a couple months out. I don’t get it.

        Yes, and I look forward to the next housing collapse. Fully intend on buying this time after I missed a yuuuge opportunity last time.

        The wife and I recently pulled out of a condo deal in the Denver Tech Center area once we really evaluated what we were getting. Decent place though, unobstructed Western views of the Rockies, but ...

        1500 sq. ft. at $700K or about $467 a square foot.
        And - $15,000 for the two parking places in the parking garage.

        Just got done going through the house hunt. We made a killing on our home compared to what we paid in 09, but felt the pain shopping. Unfortunately houses that aren’t worth 200-250 are going over 300.
