That's insane. That's smaller than a rental house my wife and I own and looks a lot like it in fact. It's a 4/2 1650 sq/ft and needs some updating but it's in a good school district in Winter Park. We charge $1150/mo rent and probably couldn't get much more without renovations. If we sold it we'd be lucky to get $160K. I just couldn't imagine taking out a million dollar mortgage to buy that house. It's nuts.
Things see pretty steady here in North Central Florida. We sold our house in Jax in 2009 after we bought it in 2006, so we really took it in the shorts. According to Zillow, that home is still worth just about what we sold it for in 2009 (298 vs 285). When we got here to Ocala in 2009, people were in complete denial that the bottom was falling out. Things here really didnt hit rock bottom until 2011/12. We could custom build for WAY cheaper than we could buy. So we did. Again according to Zillow, our home has had a 10% increase in value over the last 8 years. Not that I worry about that. But based on trends, this area seems to lag by several years.
I bought my current house in 2012 pretty much right at the bottom of the market. Value is up over 60% since then.

Yup. Same reason the price of college has spiked. Unnatural demand created by unnatural access to funds.
That’s a dump. I have clients in their late 70’s looking to move to Cali to be close to the kids/grandkids. Just shelled out $1.1m for a stick built ranch. 1600 sq ft, built in 1979. Needs $200k worth of work. No views and no land. Cali is crazy because they can not build new in most areas because of the regulations.
Yes, in Ross, people were tearing down around certain required parts of the old house then building over. It was nuts in Marin, but especially places like Ross. No mailboxes either, had to go to post office to pick up

Yes. Our office was in Ross. One of the other guys and his wife lived in Kentfield right off of Sir Francis Drake

98-2000 The guy who started the company lived in Ross so that’s where our office was. They filmed the Robin Williams movie “Jack” in his house
