BMF is a valued member here, a friend really. He’s come to us for advice on moving to SW-Osu Florida. With the criteria of quiet, away from people, and the best bang for his buck, I think Immokalee is the only logical answer.
You laugh, but the little town of LaBelle is just a few miles north. He could go slightly north or West of there and not be bad off at all. Outside of Arcadia may be an option as well. Either way, if he likes Mexican food, he’ll turn into a porker

In all seriousness, if we rent I'd live anywhere within 45 minutes drive of McDill AFB....but the wife wants to be close to where we're planning to live (or want to live) so she can 'feel it out' (I know, I know...'that's what she said' and all other inappropriateness). She also wants a pool asap, so I'm letting her look and we'll see. The house we're eyeing (that's not on the market) is in our ideal location (Gulfport), needs a little fixing up and a pool, and is under $500k. So I'm hoping that comes through. I'll keep you all posted - I know you're on the edge of your seat watching me be the guinea pig for the housing crash!

Perfect. Not sure exactly where McDill is, but fourth house up in the far left seems to check all the boxes. And I feel like any offer in the low 4’s is probably gonna get some traction. She’s going to love Collier county.

I wouldn’t worry about a clause in your lease. Just have it setup to go month to month after 12 months. I doubt it drops inside 18 months.

We flew down to Florida on Wednesday for 24 hours, wife was there for 5 days last week. We made an offer on a place in Gulfport. Waiting to hear if they accepted....

We plan to add a pool, tear out the shed in the back and build a garage/pool house/storage building, paint the house, add a carport, and replace the fence. It needs window treatments/blinds, washer & dryer, and a few other things. I think it's way overpriced, but that's the market we're in. We did get it for less than asking at $442k. Hopefully there's no hiccups along the way. I still need the 'remote work' letter from my boss, but that should be coming this week or next.

I think you'll see some correction by the time you move...hopefully you'll be near the water! This house is .9 miles from the 'downtown' Gulfport, which is an awesome little strip of bars, restaurants, and shops. We can bike or golf cart there easily, but still less than a 20 minute walk. The area is being completely gentrified, as it was an old fishing village years and years ago. There's a lot of old people (70+) in the area dying off or selling daily. There's a lot of 2 bedroom, 1 bath under 1000sf houses there ripe for tearing down and doing a modern build. It's an interesting area, very close to St. Pete Beach too, 30+ minutes to the Tampa airport.

Congrats @BMF. It still boggles my mind the numbers houses of this size are bringing and I see it here every day. But as I have always said something is worth what someone else is willing to give you for it.

We looked at more than 15 houses. Some people there have lost their minds and are just listing at a ridiculous price to see if somebody will pay it. Most of the houses are all chopped up and piece-milled. They did a great job with the house we're buying, nothing 'weird' (like a former carport or garage converted to a bedroom, or weird bathroom w/ a tiny shower or something). Again, I think it's overpriced, but at the rates we're getting and the down payment the mortgage should be less than $1500/month (I pay $2150 now in DC).

That is great to hear. it looks nice and well done, but I am just blown away by the prices everywhere. Listing just came up around the corner from me. Row houses, attached, 2/2 about 1400 sq, feet. Asking 550K. I will pass, LOL. Good luck with everything

We closed on the cabin today.....very bitter sweet. I put A LOT of hard work into that place. It was an fully wooded lot when I bought it. Sad day, but we're happy w/ the profit and ready for the next chapter in life (moving back to God's Country!!).

I got locked into a 2.375% VA loan for the house purchase.

What's mind blowing to me is the insurance rates in Florida (remember: I moved out of Florida 13 years ago). I pay less than $900/year w/ USAA in Arlington, VA right now. I'm going to pay just over $3k/year in Florida for this house (not in a flood zone). Plus the property taxes in Gulfport/Pinellas County, Florida are significantly more than ultra-liberal, tax & spend Arlington, VA. I'm still going through the VA disability process, so I may end up getting a tax break depending on my rating. But the estimated property taxes on a $450k house is over $6k/year (I pay just under $5k in Arlington, and the house is valued at $700k). WTF?!?!? I know, I know..."Florida doesn't have state income tax". That's a bullsh*t excuse. Between home owners insurance & property taxes, it'll be over $750/month. I'm putting down over 40% on the purchase and the payment is going to be around $1700/month. If I had put down 20% it would have been over $2000k/month.

Listen the reason the HO insurance went up so much according to my agent is all the scammer door to door roofing salesmen getting peoples roofs replaced from "storm damage"
I called last week when the renewal for one of my rentals went up over $500 from last year...He laughed and ask why I was complaining then proceeded to tell me their average was closer to $1,000...Oh and taxes keep going up because yankees like you keep buying property at inflated prices....jk :lol2:

How much of your property tax is "school tax"? Just curious.

I'll take a look at it when I get home. There is a charge for Gulfport (the city) in addition to everything else. I just can't believe it's more than Arlington, VA! I'm hoping when I get my VA rating I'll be able to cut this a little bit...
