We’ve decided to get a townhouse here and look for a “final resting home” in Florida - got confirmation our offer was accepted for a townhouse in Capitol Hill area today, so 1/2 the plan is in place.

First listed in 2016 for $22M, and down to $16.8 but still no buyers.... probably the $20k/yr HOA fees that are keeping it from selling

Townhouse or Condo? One you can get a loan on, the other you can’t. What are your HOAs? What do they include?
