Need a roof on a house in Florida. 2400 sf, with an "A" frame on the front. Everything else is 7 on 12 and straight.

MFers talking $20k, but I am thinking that may be more due to the fact I am out of state. My house up here is over twice that size with lots of design in the roof and 12 on 12 in most spots and I can get it completely redone for less than that.

Neighbor just had a new shingles installed. Im guessing 2400-2600 sf and he told me his bill was $20,000.
His roof is cut up with 4-5 valleys.
Had a 2000 sf roof done about 10 years ago just a hip roof with no valleys I think I paid 4,500.

Why are there not very many metal roofs in Florida? Of course, it has been a few years since I was down there so maybe there are a lot of them now...:dunno:

The one I have is metal and 25 years old. The metal is fine but the wood underneath is rotten.

Metal roofs have gotten very popular in my dad's neighborhood, a mile north of The Swamp. Seems like 25%, but haven't done any serious math on it. I was told there would be no math...

Something tells me that you are appropriating a math culture while attempting to not appropriate said culture. We may need a judge's ruling...

I was taught real math in school way back in the day... Also, we covered Logic, which included a lot of "if, then" statements that we had to determine whether T or F - that actually ENCOURAGED critical thinking and questioning the teacher vice blind faith in the authorities and "experts."

Can't be guilty of "appropriation" if society taught me. Wait, does that make me a victim???

Yes. You should immediately sue for reparations. Maybe you will split it with me since I brought it to your attention? :fistbump:

Sounds like a slam dunk. You should start planning how you can spend the millions we're gonna win.

My stepson just got a quote for $12k on a 1500sqft house(shingles). He's looking into getting a few more....I paid $5800 for one of my rentals that's around 1300sqft but it just dawned on me that has already been 5 years.

Just put a blue tarp on it until the prices go down. Then leave the blue tarp when they don't and replace the tarp every 2 or 3 years. Who cares what the neighbors think.

7 years ago in Casselberry we paid $15k for architectural grade shingles with the 6th nail and replaced about 12 deck panels. (That got us $10k from insurance. The roof wasn’t covered but the water damage to the underlying wood - even one panel - necessitated the whole roof job.) About 2500sqft and we had a lot of valleys to do.

Given the sharp rise in every building material, I’d expect a 25% or higher jump.

Once again, I don't know why I ever check this forum. It always depresses me in one way or another.

I'm staring down a new roof inside of 3 years. My hope is that all of these projections posted are slashed by 70-75% by then.

I had a new metal roof put on in May of this year - 1,500 sq.ft., but had to have a slope (wood) built up on a large room that was an add on and had to replace some rotton wood - you know the cost of wood now. Total cost $16,000. (also included a 20x20 shed).

20k for 2400 sqft and a gable or 2 is the going rate, if you can get someone to show up. Sorry bro.
