    Well, looks like this thing is finally gonna get done.....not by me of course:lol:. We've decided to go with the original contractor who proposed a new wall to us nearly a year ago. The new wall will be built with aluminum sheet piles driven in front of the existing wall which will only be partially removed then back filled before installing aluminum tiebacks and an aluminum cap. We are meeting with the contractor tomorrow to finalize everything. Hopefully they can start sooner than later as I'll be doing a new look(landscaping and accents) to the back of the property during and after construction.

    You and me both. The contractor met with us yesterday and will submit a formal proposal next week. He is going to do one for a new vinyl wall and one to recondition the existing wall at the request of my wife. He did however state that trying to recondition the existing wall because of it's condition might not be very cost effective and cost almost as much as installing the new wall. New wall will come in at around $60K so in my mind anything over $30-35K to redo the old one wouldn't make much sense.

    Crete have you removed the brick cap off the top of the wall? I recall some of the wall was breached (where the old dock was);

    No most of the brick cap is still on. Yes, the biggest problem with the wall started because someone at some point decided to cut out a section of the wall to run the dock through the wall instead of just going over the top of the wall. And in fact even that wouldn't have been a problem except well water levels go up and down. At it's high point it goes through the opening for the dock and washes out the back of the wall.

    Do you have to get a permit to just repair the wall? In some cases, the requirement to permit a repair is predicated purely on the estimated repair costs, and of course your estimate would be less than that amount.
    And since you are the owner of record, you can do the work yourself, which means you could hire a masonry contractor as your "helper" to replace the missing and damaged block and brick. At the same time hire your yard guy to dig out a couple of feet of soil immediately behind the wall and bury some perforated 8" pipe to catch the rainwater that backs up behind the wall.

    You have to have a permit to pull weeds out of the lake.....Not kidding.

    That stuff is especially effective on weeds in your yard. Here's the part I like.

    That's because you are connected to your email. We are not.

    You'll have to upload those pictures so they are on a server that is not behind your email and password.

    The shutdown was coming for awhile, especially after AOL revoked access to AIMfrom third-party chat clients in March.
